    San Diego has the most property management companies for its size: 46.0 for every 100,000 residents, 2.0 times the US rate of 23.1. Portland (43.8) and Los Angeles (41.4) follow.

    The lowest rates among the 100 largest metros are in McAllen (11.0), Harrisburg (11.2), and Baton Rouge (12.0).

    In total, the Census Bureau counted 78,886 property management companies with employees in the United States in 2023.

    Orange County, California, where Endcap is based, has 46.6 per 100,000 residents, higher than all 100 metros.

  5. 05

    For commercial property managers alone, Miami leads with 12.4 per 100,000 residents against 5.3 nationally, ahead of Los Angeles and San Diego.

Method

Establishments with paid employees in NAICS 531311 and 531312 from County Business Patterns 2023, divided by the July 2025 population estimate for each metro. An establishment is a single business location, so a firm with three offices counts three times, and owner-only businesses without employees are not included. Metros use the 2023 OMB definitions; Orange County is shown as a county for comparison.
