Building activity

WHAT’S BEING
built.

New buildings mean new properties to lease and new businesses to open. Census Building Permits Survey, August 2026.

Builders in the St. Louis metro were authorized to build 4,745 new housing units from January through August 2026, 15% more than the 4,138 in the same months of 2025.

34% of those units are in buildings with five or more homes, against 32% nationally.

The pipeline mixes single-family subdivisions with apartment buildings, so builders, property managers, and the retail landlords who follow new rooftops all have something to launch.

What this means for your site

BUILT FOR
St. Louis.

What we would plan into a St. Louis website, based on the numbers above.

Talk through your site
  1. 01

    Room for new projects

Housing permits are up 15% over the same months last year. Each new project needs a name, a site plan, and a pre-leasing page, and the retail around it usually follows.

  2. 02

    Missouri license details

Brokerage websites in Missouri carry specific disclosure requirements (20 CSR 2250-8.070). We build them into the footer and listing templates, so every page that advertises a property has them.

  3. 03

    Accessible by default

Every site we build follows WCAG 2.2 AA practice: readable contrast, keyboard navigation, labeled forms, and text alternatives for images. Federal ADA website lawsuits run into the thousands each year, most of them filed in New York, Florida, and Illinois.

Missouri rules

WHAT THE LAW
asks of your site.

State rules that change what goes on a business or real estate website in Missouri, checked against official sources as of October 9, 2026. This is general information, not legal advice; your counsel owns the final wording.

Worth knowing Missouri's Act Against Abusive Website or Web Content Access Litigation, RSMo § 537.1250, effective August 28, 2026, lets a business sued over website accessibility ask a court to find the suit abusive, with a presumption in its favor if it begins good-faith fixes within 90 days of written notice.

Privacy

Privacy law status in Missouri

Missouri has not enacted a comprehensive consumer data privacy law as of October 9, 2026. This reflects published state privacy-law trackers. Privacy laws in other states, and federal rules, can still apply when a site collects data from their residents.

Real estate advertising

What a Missouri brokerage site must show

20 CSR 2250-8.070 (amended eff. Oct. 30, 2022) Source

Every real estate advertisement by a Missouri licensee must contain the broker's regular business name or licensed name and must indicate that the advertiser is a real estate broker and not a private party. If an agent's name or telephone number appears, the advertisement must also include the name and telephone number of the broker or firm that holds the agent's license.

What the website needs
  • Every advertisement of real estate by a licensee must contain the broker's regular business name or the name under which the broker or the broker's firm is licensed, and must indicate that the party advertising is a real estate broker and not a private party (20 CSR 2250-8.070(2)).
  • No real estate advertisement by a licensee may show only a post office box number, telephone number, or street address (20 CSR 2250-8.070(2)).
  • Advertising of real estate in which the licensee has no interest must be made under the direct supervision and in the name of the broker or firm that holds the licensee's license, and if the licensee's name or telephone number is used, the advertisement must also include the name and telephone number of that broker or firm (20 CSR 2250-8.070(3)).
  • A licensee or group of licensees may not advertise as a real estate company or use any name, team name, or other term (including 'realty', 'brokerage', or 'company') that the public could read as a real estate partnership, company, brokerage, or business entity unless the advertiser holds a valid entity license (20 CSR 2250-8.070(5) and (5)(A)).
  • Those words do not violate the rule when the licensee's or group's name incorporates the name of the affiliated broker or brokerage and the words are used to identify that affiliation (20 CSR 2250-8.070(5)(B)).

Accessibility

Act Against Abusive Website or Web Content Access Litigation (HCS SS SCS SBs 907, 1154 & 1272, 2026)

RSMo § 537.1250 Source

Missouri's law lets a defendant sued over website or web content accessibility, or the attorney general, ask a court to find the lawsuit abusive. A defendant that starts substantial good-faith steps to fix the problem within 90 days of written notice gets a rebuttable presumption that a later claim is abusive, and a court may award fees and costs plus punitive damages or sanctions up to three times the fees. The law applies to litigation pending on August 28, 2026, and expires for most entities if DOJ issues Title III website accessibility standards.

We own ten homes at Casa De Laguna and were still sending people to a site built in 2013. Noah pulled the photos and details out of the old site, designed a logo from the rooflines and the pond, and put the community, the homes and current availability in one place. It’s the first time the website has looked like the place we actually rent.
