Endcap is run by Noah Stegman, a commercial real estate broker in Orange County and a Vice President at Parker & Associates. The studio exists because he kept needing work that did not exist yet on his own listings, and then kept being asked for it by other brokers.

Why a broker runs a design studio

Most commercial listing marketing is produced by people who have never toured the space, never sat in the lease negotiation, and never taken the call from the pylon sign. It shows. The photography is competent and generic, the flyer leads with the wrong thing, and the site says what the building is instead of who it is for.

Endcap started from the other side of that. Every piece of work here — photography and film, offering memorandums and flyers, property and brokerage websites, portal marketing, branding, and the listing line — was built first for a live assignment where the outcome mattered to the person building it.

The work you can see is our own

Two of the projects on this site are Parker & Associates work, and that relationship is worth stating plainly rather than leaving a reader to discover it. The Marbella case study and the Parker brokerage site are our own firm's assignments. They are on this site because they are the work we can show in full — real properties, real deliverables, real deadlines — where a client's listing would need their permission and would still be their deal to talk about.

The rest of the portfolio is client work. If it matters to you which is which, ask, and we will tell you.

What we do not do

Nothing on this site gives lease, legal, or investment advice, and none of the writing here is a substitute for your own counsel or your own broker. We are the marketing shop. Questions about what a clause means or what a deal is worth belong with the people advising you on the deal.

Endcap Line

The listing line came out of the same place as everything else: a number on a panel at 5801 Lincoln Avenue that was a cell phone, and a cell phone that was in a showing. It is now a product at app.endcap.design — one number per listing that answers every call, screens the vendors, and texts the broker the real tenants. $99 a month per listing.
