in Rochester.

Building activity

WHAT’S BEING
built.

New buildings mean new properties to lease and new businesses to open. Census Building Permits Survey, August 2026.

Builders in the Rochester metro were authorized to build 978 new housing units from January through August 2026, 4% more than the 944 in the same months of 2025.

25% of those units are in buildings with five or more homes, against 32% nationally.

The pipeline mixes single-family subdivisions with apartment buildings, so builders, property managers, and the retail landlords who follow new rooftops all have something to launch.

What this means for your site

BUILT FOR
Rochester.

What we would plan into a Rochester website, based on the numbers above.

Talk through your site
  1. 01

    A site for each property

Commercial building owners and lessors have 116 staffed offices in the metro, 1.17 times the national share of local businesses. A leasing website for each center or building, with a site plan and available suites, gives tenants and their brokers a direct path to the owner.

  2. 02

    New York license details

Brokerage websites in New York carry specific disclosure requirements (19 NYCRR 175.25; 19 NYCRR 175.29(c); 19 NYCRR 175.28; N.Y. Real Prop. Law §442-h(4)). We build them into the footer and listing templates, so every page that advertises a property has them.

  3. 03

    Accessible by default

Every site we build follows WCAG 2.2 AA practice: readable contrast, keyboard navigation, labeled forms, and text alternatives for images. Federal ADA website lawsuits run into the thousands each year, most of them filed in New York, Florida, and Illinois.

New York rules

WHAT THE LAW
asks of your site.

State rules that change what goes on a business or real estate website in New York, checked against official sources as of October 9, 2026. This is general information, not legal advice; your counsel owns the final wording.

Worth knowing New York had the most federal website accessibility lawsuits of any state in 2025, with 1,021 cases in Seyfarth Shaw's count.

Privacy

Privacy law status in New York

Source

New York has not enacted a comprehensive consumer data privacy law as of October 9, 2026. This reflects published state privacy-law trackers. Privacy laws in other states, and federal rules, can still apply when a site collects data from their residents.

Real estate advertising

What a New York brokerage site must show

19 NYCRR 175.25; 19 NYCRR 175.29(c); 19 NYCRR 175.28; N.Y. Real Prop. Law §442-h(4) Source

New York advertising, which the rule defines to include websites and email, must identify the real estate broker or brokerage with either its full address or telephone number, and must state each named licensee's license type; whenever an associate broker, salesperson or team is named, the broker or brokerage name must also appear. Every page of an associate broker, salesperson or team website must carry the required information, and every licensee and team website must link from its homepage to the Department of State's fair housing notice.

What the website needs
  • Under 19 NYCRR 175.25(c)(1), advertisements must indicate that the advertiser is a real estate broker or give the name of the broker or brokerage, together with either the full address or the telephone number of the broker or brokerage.
  • Under 19 NYCRR 175.25(c)(2), when an advertisement includes the name of an associate broker, salesperson or team, the name of the real estate broker and/or brokerage must also be printed in the advertisement.
  • Under 19 NYCRR 175.25(c)(4), advertisements must accurately state the type of license held by each named licensee, and the titles "sales associate", "licensed sales agent" or simply "broker" are prohibited.
  • Under 19 NYCRR 175.25(c)(3), licensees must advertise under their licensed names, and a nickname may be used only if the full licensed name is listed clearly and conspicuously.
  • Under 19 NYCRR 175.25(d)(3), associate broker, salesperson and team websites are permitted only with the supervising broker's authorization and remain under that broker's supervision; every page of such a website, including pages showing multiple properties or search results, must include the information the rules require, and the homepage must link to the broker or brokerage website unless the broker has none.

New York State Human Rights Law

N.Y. Exec. Law § 296(2)(a) and (2)(c) Source

Section 296(2)(a) makes it an unlawful discriminatory practice for the owner, operator, or employee of a place of public accommodation to deny its accommodations or services because of disability. Section 296(2)(c) treats a refusal to make reasonable modifications or to provide auxiliary aids and services as discrimination, unless doing so would fundamentally alter the service or impose an undue burden.

What the website needs
  • New York City Human Rights Law: The New York City Human Rights Law in Title 8 of the city's Administrative Code prohibits disability discrimination in public accommodations and requires providers to provide and pay for reasonable accommodations unless doing so would create an undue hardship. Plaintiffs commonly add this claim to ADA website lawsuits filed in New York.

words.

We own ten homes at Casa De Laguna and were still sending people to a site built in 2013. Noah pulled the photos and details out of the old site, designed a logo from the rooflines and the pond, and put the community, the homes and current availability in one place. It’s the first time the website has looked like the place we actually rent.
