Who we work with / For property owners

A WEBSITE FOR your property.

Endcap designs websites for owners of a single building or small center who have space to lease. The site belongs to you, so it stays in place through broker changes and between listings, and it carries the availability, plans, your photos and a brochure. A QR code on the sign and a matching flyer send every prospect to the same address.

What’s included

What the site includes

Every site is designed and built by Endcap, with the pages, forms, and integrations agreed in your proposal.

01

An address you own

The domain is registered to you and used on the sign, in broker emails and in portal listings, and it stays the same after a listing ends.

02

Availability and plans

Each available suite is shown with size, condition and a plan, and the page is updated when space leases.

03

A QR code on the sign

A code on the leasing sign opens the property page on a phone, so someone passing the property can see the space before calling.

04

A matching flyer

The flyer or brochure is designed with the website, so the PDF a broker attaches and the link they send show the same facts.

05

Calls that reach someone

A phone number people can tap to call and an inquiry form both go to you or your broker, with the property and suite named.

06

Simple updates

You send changes by email or text, and they are made under website care, which includes up to an hour of changes a month with no long-term contract.

The Census Bureau counted 34,559 owners and lessors of commercial buildings with employees in the United States in 2023, about 10.1 for every 100,000 residents. These metros have the highest concentration among the 200 largest. Each links to a city guide with local numbers and state website rules.

From our work

For 5801 Lincoln in Buena Park, a 2,660 square foot corner suite in a three-tenant strip, Endcap produced a property website, plans and a seven-page leasing brochure that share one design.

See 5801 Lincoln
  • A number that gets answeredThe phone number on the sign should reach a person, or a voicemail someone checks every day, and the website should list the same number.
  • QR codes that scanPrint the code large enough to scan where people stand or park, link it to a page built for phones, and test it on the printed proof before the sign is made.
  • The domain in your nameRegister the domain to the ownership entity rather than a broker or vendor, so the address stays with the property when relationships change.
  • CASp disclosure in CaliforniaUnder Civil Code §1938, California owners must state on every commercial lease whether the property has undergone a Certified Access Specialist (CASp) inspection. An inspection is not required, but knowing the property’s status before marketing starts prepares you for a tenant’s questions. Source

Process

HOW A PROJECT
works.

One person runs your project from the first call to launch, and you approve each stage before the next one starts.

  1. 01

    Talk it through

    A short call or text

What the business does, who the website is for, and the material you already have.

  2. 02

    Proposal

    Agreed before we start

Pages, content, schedule, and price, set out in writing before any work begins.

  3. 03

    Design and build

    Usually two to four weeks

You review the design and then the working site, with two rounds of revisions.

  4. 04

    Launch and care

    Hosting and updates

We check every page and form at launch, then look after the site if you choose a care plan.

Client words

IN THEIR
words.

We own ten homes at Casa De Laguna and were still sending people to a site built in 2013. Noah pulled the photos and details out of the old site, designed a logo from the rooflines and the pond, and put the community, the homes and current availability in one place. It’s the first time the website has looked like the place we actually rent.

FAQ

Why have a website if the space is already on LoopNet?

A portal listing usually sits under the broker’s brand and ends when the listing does. Your own site keeps one address for the sign, the flyer and emails, and it works alongside the portal listing.

Can my broker still be the contact?

Yes. The site can list your broker as the leasing contact and send inquiries to them, to you or to both.

Can you use the photos and plans I already have?

Yes. Send what you have, and we will tell you what is missing or needs work before the site and flyer are designed.

What happens to the site after the space leases?

The site stays live and can show the property and its tenants until the next vacancy. Website care keeps hosting and updates in place with no long-term contract.

How long does a property website take?

Most websites take two to four weeks once the content is ready. A single property site has fewer pages than most, and the proposal confirms its schedule.

What does a property website cost?

Projects are quoted after a short conversation about the property and the materials you have. Scope, timing and price are agreed in writing before work begins.
