Builders in the Anchorage metro were authorized to build 198 new housing units from January through August 2026, 3% more than the 193 in the same months of 2025.

14% of those units are in buildings with five or more homes, against 32% nationally.

Most new construction here is single-family. New subdivisions and the shopping centers that follow them need leasing and community websites as each phase opens.

12 AAC 64.130(6), (8) Source

Alaska makes it grounds to revoke or suspend a real estate license to advertise real estate without the broker’s business name registered with the department, or to advertise a property for sale, lease, or rent without the owner’s written authority.

What the website needs
  • Any advertisement to buy, sell, rent, lease, or exchange real estate must include the broker’s business name registered with the department, and this applies to all real estate advertised to the public, including property the licensee owns (12 AAC 64.130(8)).
  • A licensee may advertise a property for sale, lease, or rent only after obtaining the written authority of the owner or the owner’s authorized agent (12 AAC 64.130(6)).

Title III of the ADA covers businesses open to the public, but the Department of Justice has no regulation that sets a technical standard for private business websites. DOJ's web guidance says businesses have flexibility in how they make their websites accessible and points to WCAG as a helpful existing technical standard. Federal appeals courts have not agreed on when a website is covered, so a website's legal status can depend on where a lawsuit is filed and whether the site is connected to a physical location. Alaska has no separate website accessibility statute for private businesses in our research, so WCAG 2.2 AA is the practical target.
