From our work

For La Paz Shopping Center in Laguna Niguel, Endcap redrew and animated the site plan and built the center website around it. A storage facility map, with its buildings, gates, and drive-up units, is drawn the same way, so tenants can find their unit before they arrive.

  • Prices include required feesCalifornia prohibits advertising or displaying a price that leaves out mandatory fees or charges, other than government taxes and shipping costs (Civil Code section 1770(a)(29)(A)). Ask your counsel how a one-time administrative fee should appear next to a monthly rate. Source
  • What the rental agreement must sayThe written rental agreement must state that stored property is subject to a lien and may be sold if rent or other charges remain unpaid for 14 consecutive days. It must also ask for, and leave space for, the name and address of another person to receive lien notices; without that request, the lien does not attach (Business and Professions Code section 21712(a) and (b)).   • Lien notices by emailSince January 1, 2026, an owner may email lien notices only if the rental agreement says so and the occupant signs to consent, and must be able to show the notice was received, for example through an electronic signature or a login to a secure portal. Otherwise the notice is sent again by mail (section 21712(c), as amended by AB 498). Source
  • Advertising a lien sale onlineA lien sale can be advertised once a week for two weeks in a newspaper, or once in a newspaper and once on a public website that customarily conducts or advertises online auctions, where the listing stays up for seven days before the sale. A sale on such a website counts as a commercially reasonable sale (section 21707). Source

Can the website show live unit availability and prices?

Yes, when your management software offers a rental widget or data feed. We design the pages around it, and the rental itself stays in your software.

Can tenants pay rent on the website?

We link each location to the payment portal your management software provides and make it easy to find on a phone.

How should an administrative fee appear in California?

Civil Code section 1770(a)(29)(A) requires advertised prices to include mandatory fees other than government taxes and shipping costs. Your counsel should approve how a one-time fee appears next to a monthly rate.

Does the online rental agreement need anything special?

In California it must include the lien statement and ask for an alternate contact for lien notices, and emailed notices need the occupant’s signed consent (Business and Professions Code section 21712). Your management software usually provides the agreement, and we check that the online rental flow includes those fields.

How long does a self-storage website take?

Most websites take two to four weeks once unit lists, photographs, and location details are ready. The proposal confirms the schedule.

What does it cost?

Projects are quoted after a short conversation about the locations, unit lists, and integrations involved. Scope, timing, and price are agreed in writing before work begins.
