License and regulator
The footer and about page show the DFPI license for an independent escrow company, or the regulator that oversees a title or broker escrow.
Services / Escrow and title
Endcap designs websites for escrow and title companies, including California’s independent escrow firms. The site shows who licenses or regulates the company, lets an agent or lender open an escrow online, and introduces the officers who will handle the file. Fee information, team pages and guidance are written for the agents, lenders and principals who choose an escrow company.
What’s included
Every site is designed and built by Endcap, with the pages, forms, and integrations agreed in your proposal.
The footer and about page show the DFPI license for an independent escrow company, or the regulator that oversees a title or broker escrow.
Agents, lenders and principals can open an escrow with a form for the property, parties and documents, which goes to the officer or branch they select.
A fee schedule or a closing cost estimate request is presented the way your company quotes fees, with any notes your compliance staff require.
Each officer and assistant has a page with photo, branch, languages and direct contact details, so agents can reach the person handling their file.
Plain explanations of the escrow process, the documents to prepare, and how to spot wire fraud are written for buyers and sellers going through escrow for the first time.
Each office has a page with address, hours and a map, and the details match its Google Business Profile.
Details
General information to plan the site around. It is not legal advice; your counsel owns the final wording of any compliance language.
From our work
Endcap designed and built the website for Parker & Associates, Inc., a commercial brokerage, with team pages, listings and inquiry forms that reach the right person. An escrow website needs the same pieces: officer pages, clear routing and a form that captures the details of each file.

Process
One person runs your project from the first call to launch, and you approve each stage before the next one starts.
What the business does, who the website is for, and the material you already have.
Pages, content, schedule, and price, set out in writing before any work begins.
You review the design and then the working site, with two rounds of revisions.
We check every page and form at launch, then look after the site if you choose a care plan.
Client words
We own ten homes at Casa De Laguna and were still sending people to a site built in 2013. Noah pulled the photos and details out of the old site, designed a logo from the rooflines and the pond, and put the community, the homes and current availability in one place. It’s the first time the website has looked like the place we actually rent.
“Highly recommend. Great work.”
Yes. The open escrow form collects the property, parties, lender and documents and sends them to the branch or officer selected. We recommend collecting Social Security numbers and bank details through your secure system rather than a website form.
Yes. If your company publishes fees, we can show a fee table, a closing cost estimate request or both, and your team approves every figure before launch.
Yes. Title companies and their escrow divisions need the same officer pages, order forms and branch information, with the regulator and underwriter details your compliance staff specify.
Yes. Each branch can have a page with address, hours, officers and a map, and we keep the details consistent with its Google Business Profile.
Most websites take two to four weeks once the content is ready. Forms and branch pages are part of that estimate, and the proposal confirms the schedule.
Projects are quoted after a short conversation about the branches, forms and pages involved. Scope, timing and price are agreed in writing before work begins.
