We checked the official web presence of the 100 largest shopping centers in San Diego County, as mapped in OpenStreetMap, against the ten criteria we used for Orange County: what a retailer’s broker needs to find, and how quickly the page loads on a phone.

We checked 100 centers on October 10, 2026.

    91 of the 100 centers (91%) have a page of their own on the center’s, owner’s, manager’s, or leasing broker’s website, and 37 (37%) have a website of their own. Among Orange County’s 100 largest centers, 90% have a page of their own and 46% have their own website.

  2. 02

    56 (56%) publish all four things a tenant’s broker looks for first: available suites with sizes, a site plan, a named leasing contact, and a brochure that opens without a form. In Orange County the figure is 51%.

  3. 03

    62 centers (62%) list an available suite with its square footage, 81 (81%) publish a site plan, and 80 (80%) name a leasing contact with a direct phone or email.

  4. 04

    48 centers (48%) show a logo of their own. The other 52 show no logo of their own, and 9 of those have no page at all.

  5. 05

    One of the 91 pages we tested reaches a good mobile speed score (90 or higher). The median page scored 50 out of 100 on a simulated phone.

    Large owners publish the same page format for every center. 8 of the pages we found are on Regency Centers’ website and 5 on Kimco’s. Owners with many centers publish a page for each one in the same format, so their centers tend to score alike.

    About 53% of the pages we found show availability, contacts, or site plans only through a script such as a listing widget, which search engines and AI assistants that do not run scripts may not read.

    The median center scored 80 out of 100; among centers with a page of their own, the median was 81.

Which centers. The 100 largest named shopping centers in San Diego County by footprint in OpenStreetMap, checked October 10, 2026. Car dealerships, single stores, hotels, and duplicates were removed before sampling, and two more were set aside during research because they are not multi-tenant retail centers; the next-largest centers took their place. That leaves 100 scored centers. OpenStreetMap does not list every center, and smaller neighborhood centers are outside this first edition.

Second look. Every center with no page found on the first pass was checked again, through the property lists of the owners and leasing brokerages active in the county and the center’s own domain names, before it was scored as having none.

What counts. Only pages published by the center, its owner, its property manager, or its leasing brokerage. Listing portals such as LoopNet and Crexi, map listings, and social media do not count. Each criterion was scored from what a visitor could see on the check date, with the page that showed it recorded as evidence.

Mobile speed. Google PageSpeed Insights on its mobile setting, the median of three runs per page, as in Orange County. Pages on large owner platforms share one design, so their scores reflect the platform.

Comparing counties. The Orange County figures come from our September 2026 review of 298 centers, narrowed to its 100 largest by the same footprint measure so the two samples match.

Corrections. Scores are a snapshot and a site can change the next day. We publish only medians, shares, and the names of the highest-scoring centers. Owners and managers can ask for their center’s scorecard or send a correction, and we re-check and date every change.

Which San Diego shopping centers have the best websites?

In our October 2026 review, Mercado San Marcos scored highest (97), followed by seven centers at 96: Bressi Ranch Village Center, Carmel Mountain Ranch Town Center, Chula Vista Center, Escondido Promenade, Mission Marketplace, Parkway Plaza, and The Landing HZRD. What should a shopping center website include?

For leasing: available suites with square footage, a site plan, a named leasing contact with a direct phone or email, and a brochure that opens without a form. For shoppers: a tenant directory, hours, and directions. A logo of its own helps the center stand apart from the owner’s portfolio.

How does San Diego compare with Orange County?

Among the 100 largest centers in each county, 91% of San Diego’s have a page of their own, against 90% in Orange County, and 56% publish all four leasing basics, against 51%.

Why are portals such as LoopNet not counted?

The review measures what a center’s own team publishes. Portal listings are often incomplete or out of date, and a retailer who searches for a center by name should find its owner’s or broker’s page, with current availability and a person to call.

Can I see my center’s score?

Yes. Owners, managers, and leasing brokers can ask for their center’s scorecard, which lists each criterion and the page we used as evidence. If something has changed, send a correction and we will re-check it.
