Who we work with / Sponsors raising capital

RAISING CAPITAL, online.

Endcap designs websites for real estate sponsors and syndicators who raise capital from investors. The public site shows the team, the strategy, and the record of past deals. Current offerings sit where your securities counsel says they belong: behind an investor login for a 506(b) raise, or on open pages with an accredited investor verification step for a 506(c) raise.

What’s included

What a sponsor’s website includes

Every site is designed and built by Endcap, with the pages, forms, and integrations agreed in your proposal.

01

The record of past deals

Past deals are shown by property type, market, and hold period, with outcomes in the form your counsel approves.

02

An investor login

A gated area holds offering documents, updates, and tax notices, and links to the investor portal you already use.

03

A path for each kind of raise

For a 506(c) raise, the offering page leads to the verification step your provider runs. For a 506(b) raise, interest forms start a relationship before any offering.

04

The team and the strategy

Bios, the investment approach, and the markets and property types you buy are written for the investors you want to reach.

05

Updates that keep the site current

Market notes and portfolio updates are published as pages, so returning investors and search engines both see an active firm.

06

Disclosures where they apply

The legends and disclaimers your counsel writes sit on the pages they govern rather than in a footer.

Details

Securities rules that shape the site

General information to plan the site around. It is not legal advice; your counsel owns the final wording of any compliance language.

From our work

Endcap designs offering memorandums and investor materials, and built the website for Parker & Associates, Inc., a commercial brokerage, with listings, team pages, and inquiry forms. A sponsor’s site needs the same pieces, with a gated area for investors.

  • Rule 506(b) limits how you offerAn offering under Rule 506(b) may not use any form of general solicitation or general advertising (17 CFR 230.502(c)). It may include no more than 35 purchasers who are not accredited investors in any 90-day period, and each of them, alone or with a representative, must have the knowledge and experience to evaluate the investment (230.506(b)(2)). Source
  • Rule 506(c) allows open offering pagesUnder Rule 506(c), the ban on general solicitation does not apply, but every purchaser must be an accredited investor and the issuer must take reasonable steps to verify that status (17 CFR 230.506(c)). Source
  • Relationships formed before the raiseWhen the SEC considers whether offerings should be treated as one, a purchaser in an offering that prohibits general solicitation must either not have been solicited through general solicitation or have had a substantive relationship with the issuer before that offering began (17 CFR 230.152(a)(1)). • Your counsel decides the contentWhich exemption you rely on, what the public pages may say about an offering, and the legends each page carries are decisions for your securities counsel. We design and build the site to fit them.

Process

HOW A PROJECT
works.

One person runs your project from the first call to launch, and you approve each stage before the next one starts.

  1. 01

    Talk it through

    A short call or text

What the business does, who the website is for, and the material you already have.

  2. 02

    Proposal

    Agreed before we start

Pages, content, schedule, and price, set out in writing before any work begins.

  3. 03

    Design and build

    Usually two to four weeks

You review the design and then the working site, with two rounds of revisions.

  4. 04

    Launch and care

    Hosting and updates

We check every page and form at launch, then look after the site if you choose a care plan.

FAQ

QUESTIONS,
answered.

Anything else? Ask us directly or text Noah at (425) 233-0769.

Can the website show our track record?

Yes, in the form your counsel approves. Many sponsors show past deals by property type, market, and hold period, with performance figures only where counsel is comfortable with them.

Can investors log in to see offering documents?

Yes. We build a gated area or link to the investor portal you already use, so documents and updates stay behind a login.

Do you verify accredited investors?

No. Verification is handled by your provider or counsel. The website sends investors to that step at the right point and explains what to expect.

Can you design our investor decks and offering memorandums?

Yes. We design offering memorandums and investor materials in the same identity as the website.

How long does a sponsor website take?

Most websites take two to four weeks once the content and counsel’s guidance are ready. A gated investor area is part of that estimate, and the proposal confirms the schedule.

What does a sponsor website cost?

Projects are quoted after a short conversation about the pages, gated areas, and integrations involved. Scope, timing, and price are agreed in writing before work begins.
