The Studio

A small studio built around commercial real estate.

Endcap is a marketing and design studio in Orange County. We photograph commercial property, produce the documents that market it, build the websites it lives on, and run the listings and campaigns afterward. Most projects start with a shoot and end with a set of things you can actually send out.

Who we work with

Three kinds of client, and they want different things from the same work.

How a project runs

  1. Send an address. That is genuinely the whole brief to start. We look at the property, the vacancy, and what is already live, then come back with a scope and a number — usually in a day or two.
  2. We produce it. Shoot, design, write, build. You see work in progress rather than a reveal at the end, because a half-built thing is easier to react to than a finished one.
  3. It goes live. And then it either stops there, or we keep it current — availability, listings, campaigns. Most clients start with one property and decide about the ongoing part later.

Why everything is made here

The practical reason is that the pieces are the same pieces. The aerial that anchors the offering memorandum is the aerial on the listing site and the lead image on LoopNet. When those come from three different vendors they never quite match, and the second and third deliverable each cost as much as the first. Made together, they do not.

The other reason is scheduling. A shoot that slips does not just delay photography — it delays the flyer, the site, and the launch. Holding the whole chain means there is one schedule to hold rather than four to coordinate.

What we are good at, and what we are not

We are good at commercial property that has to be leased or sold: retail centers, industrial, office, and the occasional ground-up development. We know what an NNN is, why the site plan matters more than the lobby, and which suite a prospect means when they say "the corner one." Briefs stay short because of it.

We are not an underwriting shop. We design the numbers you give us; we do not build the model or advise on price. We do not fabricate or install signage — we produce the artwork and work with your sign contractor. We do not buy media, and we do not sell broker lists. And commercial property is what we are built around — we take the occasional residential income project like Great OC Condos, but if you need a restaurant brand or a personal website we are the wrong studio and will say so.

What you own

All of it. Photography, film, documents, site, code, and copy, as full working files with no licensing terms and no expiry. The site sits on a domain you own and can be moved to any host. If you stop working with us, nothing is held hostage — a surprising number of studios cannot say that, which is why it is worth saying.

Where we work

Based in Orange County, working across Southern California — Los Angeles, Long Beach, and the Inland Empire. Photography and film need us on site; documents, websites, and listing production can be done from anywhere.

Common questions

How big is the studio?

Small on purpose. The person you talk to is the person who shoots the property and designs the document. Specialists get brought in for specific jobs, but the work does not get handed to a junior after the first call.

How do projects start?

With an address. Scope and a number back in a day or two. No discovery process before you find out what something costs.

Do you work with competing brokers?

Yes, kept separate. We do not share a client's rent roll, pipeline, or unreleased listing. If a real conflict comes up on a specific assignment, we say so before taking it.
