Marbella Plaza

A 66,124 SF grocery-anchored center going to market. The brief was simple: make it look like the asset it is, and give tenants a link they remember.

The brief

Make the space sell itself.

Most retail centers go to market on a phone photo and a one-page PDF. The leasing is left to do all the work. We took the opposite approach with Marbella: design and build a site so complete that a tenant wants the space before anyone has to pitch them.

One half-day on site. Aerial, ground, and 3D. Five business days later it went live — the best-looking listing in the submarket, and a link people remember.

The deliverable

A listing
microsite.

Not a slot on a portal. A dedicated page built for the property — aerials, trade-area data, the site plan, and a leasing flyer, marketed end to end. One link that does the selling.

04 — Rendered site plan

The whole center, drawn to lease.

A 3D render of all 27 suites, the parking field, and both road frontages — so a prospect sees exactly where their space sits and what flanks it.

05 — Trade area

We market the asset, not just the photos.

Every site we build is grounded in the numbers a tenant actually underwrites — census demographics on 1, 3, and 5-mile rings, daytime population, and drive-time mapping of the trade area. The same live map that ships on the listing:

06 — Co-tenancy roster

Who anchors the center.

20 active tenants across grocery, dining, wellness, beauty, and services — typeset in full on the listing, so a prospect sees exactly who they'd join.

Tenant visualization

One empty suite. Every tenant it could be.

A vacant space is hard to lease — prospects can't picture it. So we render it as the tenant who belongs there. They stop imagining and start wanting.

07 — Lead capture

Interest, routed straight to you.

Every listing carries a built-in inquiry form. Broker and tenant interest lands in your inbox within the hour — no portal lead-gen fees, no middleman, no waiting. This is the panel as it ships on the listing.

The point

Most listing marketing just informs. Marbella's makes tenants want the space.
