  • The exchange buyer’s clockIn a deferred 1031 exchange, the buyer must identify replacement property by midnight on the 45th day after selling the relinquished property, and close by the 180th day or the due date of that year’s tax return, including extensions, if earlier (26 CFR 1.1031(k)-1(b)(2)). Current listings with complete figures are what these buyers can act on in time. Source
  • Three properties, or 200 percentAn exchange buyer may identify up to three replacement properties regardless of value, or any number whose combined value does not exceed 200 percent of what was sold (26 CFR 1.1031(k)-1(c)(4)). Buyers compare several listings at once, so the figures should line up from one listing to the next. Source
  • Who placed the listingStates regulate how brokerage advertising identifies the licensee. In California, solicitation materials meant to be a consumer’s first point of contact, including websites the licensee controls, must show the licensee’s name, license number, and the responsible broker’s identity (Bus. & Prof. Code section 10140.6 and 10 CCR section 2773).   • Confidential informationOffering memorandums often carry the rent roll, lease abstracts, and tenant financial statements. Releasing them only after a signed confidentiality agreement protects the seller and the tenant, and the record of who signed tells the broker whom to call.

Can buyers sign the confidentiality agreement online?

Yes. The buyer signs on the site, the offering memorandum opens, and the signature, date, and contact details go to the listing broker.

Can our listings come from the platform we already use?

Yes. If your listings are kept in a listing platform such as Buildout, the site can display them from that platform, or we design listing pages your team updates directly. We confirm which approach fits during scoping.

Can we show closed deals without prices?

Yes. Closed deals can show the tenant, location, size, and date, with prices only where your clients approve them.

Do you design the offering memorandums too?

Yes. We design offering memorandums and flyers in the same identity as the website, so a buyer moves from the listing to the document without a change in look.

How long does a net lease brokerage website take?

Most websites take two to four weeks once the content is ready. Listing feeds and the confidentiality agreement flow are part of that estimate, and the proposal confirms the schedule.
