What a home listing marketing package costs in Orange County
Orange County listing media companies publish their prices, so the market is easy to compare. As of September 2026, packages that pair photography with a 3D tour, a floor plan or a simple property page start at about $350 to $400. Top tiers with real twilight, drone and video run from about $1,050 to $1,900. Single add-ons such as a Matterport tour, aerial stills, a twilight shoot or a walkthrough video usually cost $125 to $300 each, and a cinematic video can cost $1,000 or more on its own.
Those numbers cover the media: photographs, tours, floor plans and video. Design work made from that media, such as a website designed for the home, a printed brochure and social media posts, is usually a separate charge or a higher tier. Against Orange County home prices, even the top tier is a small line item.

- Photography: edited interior and exterior photographs, commonly quoted as a set of 25 to 50 images for a typical home, sized for the MLS, print and the web.
- Drone: aerial stills, and sometimes aerial video, that show the lot, the street and nearby views.
- Twilight: either a real shoot at dusk or a daytime photograph edited to look like dusk. The edited version is a digital alteration and needs a label in California.
- 3D tour and floor plan: a Matterport or similar walkthrough, often with a measured floor plan created from the scan.
- Video: a walkthrough, a short social media reel, or a longer edited film.
- Property website: often a template page generated from the photographs, sometimes a site designed for the home.
- Print and social media: flyers and brochures appear in some packages; social media posts and reels appear in others.
Buyers do not weigh these pieces equally. In the National Association of Realtors' 2025 generational trends report, 83% of buyers who searched online rated photos very useful, compared with 57% for floor plans, 41% for virtual tours and 29% for videos.

The size of the home matters most, because it sets the number of rooms to photograph and the time needed to scan a 3D tour. Real twilight adds cost because the photographer waits until dusk or returns for a second visit.
Drone work depends on location. The FAA says that for flights near airports in controlled airspace, operators must receive an airspace authorization before they fly. John Wayne Airport sits in Class C airspace, so parts of central and coastal Orange County are affected. The FAA's LAANC system can grant authorization for flights at or below 400 feet in near real time, but a request can still shape the shoot day.
Video ranges from a short walkthrough to a scripted, edited film, and the price follows the editing time. Travel, rush delivery and extra retouching add to the total. Design is the other large variable. A template property page costs little, while a website, brochure and set of social media posts designed for the specific home take more time and cost more.
Photos only, or a full package?
Start with the photographs, because the research consistently puts them first. The evidence on 3D tours is mixed. A 2023 Harvard Business School working paper studied 75,178 homes in greater Los Angeles and found that once photo quality was accounted for, virtual tours did not significantly raise sale prices. A 2024 NBER working paper on Vancouver sales estimated that virtual tours raised prices by about 1% on average, an effect that has declined since COVID.
Floor plans draw buyers in. In Zillow's 2025 consumer housing trends research, most buyers said a floor plan makes them more likely to view a home.

For a small condo, or a home that will sell mainly on its price and location, good photographs and a floor plan often give buyers what they need. A larger or higher-priced home usually benefits from more. The same is true of a home with outdoor space or views, a vacant home, and a listing marketed before it reaches the MLS. Decide by what buyers need to understand before they visit, not by the size of the package.
The marketing also helps you win the listing. Sellers look for it when they choose an agent.

Questions to ask before you book
- Images and timing: how many edited photographs are included, and when will they be delivered?
- Twilight and staging: is the twilight real or edited? Under Business and Professions Code section 10140.8, in effect since January 1, 2026, a digitally altered image needs a statement on or next to it and a link to the original. Routine edits like exposure, color correction and cropping are excluded. In the MLS, CRMLS Rule 11.5.2 also requires the original to appear immediately before or after the altered image. - Tour links: will you receive branded and unbranded tour links? CRMLS says a tour that shows your contact information or your brokerage's may only go in the branded field, and it allows up to two unbranded tour links and one branded.
- Photo use: who may use the photographs after the listing? Many photographers license images for marketing that listing only, so ask before the seller, your brokerage or a later listing agent reuses them.
- Drone: is the pilot FAA certified, and who requests the airspace authorization if the home is near an airport?
- Website: is the property website a template or designed for the home, and what happens to it after the sale?
