Small suite. Serious marketing.

A 2,660 SF suite in a three-tenant strip is exactly the kind of listing that usually goes to market as a phone photo on a portal. This one sits on a corner with 63,000 cars a day, next door to a Marketplace anchored by Ross, Marshalls, HomeGoods, and Burlington. It deserved better.

Working from the owner's drone footage and plans, we designed and shipped the full package in three days: a dedicated listing website, retouched photography, an annotated trade-area aerial, tract-level demographics, and a co-branded seven-page flyer.

The numbers

Data a tenant can underwrite.

We did not reprint a portal's demographics. Ring populations and incomes were computed from census tracts, area-weighted to 1, 3, and 5 miles from the front door, and traffic counts came from the City of Buena Park's own 2025 GIS layer and Caltrans. Every figure on the listing carries its source.
